As you may recall, Oportunity Zone Funds were created by The Tax Cut & Jobs Act of 2017 that President Trump signed into law created under Section 1400Z. 

The newly created Internal Revenue Code (IRC) Section 1400Z allows any investor to defer Capital Gains Tax on the sale of any appreciated asset until December 31, 2026.

An Introduction into Opportunity Zones-

In a nutshell the Act allows for a taxpayer to sell any property or highly appreciated asset, like the sale of stocks, bonds, mutual funds, investment or residential real estate, or a business and invest any portion of that capital gain into a Qualified Opportunity Fund (only an amount equal to the capital gain gets reinvested into the Opportunity Fund freeing up the balance of the sale proceeds). And by doing such, the taxpayer postpones the federal taxes on their original capital gain until the end of 2026.

AND they can also reduce the taxable portion of the original capital gains by as much as 15 percent, after seven years.

And further, investors can eliminate taxes on all capital gains on the eventual sale of the Opportunity Fund itself, if they hold that investment for 10 years.

Remember: Only the Capital Gain portion needs to be reinvested in the Opportunity Fund. The balance of the sale proceeds are not taxed and the investor can do whatever he/she pleases with those proceeds.

You've seen a handful of emails from me on the topic of the new Opportunity Zones as an investment vehicle for tax deferral and diversification.

I've seen estimates from various economic think tank folks that say the current marketplace for Opportunity Zone Investments could reach $6 trillion.

Quick Summary of OpportunityZones:
Created by the Tax Cuts and Jobs Act of 2017 to promote long-term investment into low-income rural and urban communities, OZs are geographies where qualifying investments in property or businesses benefit from deferral of realized capital gains through the end of 2026.


Investors with unrealized capital gains in any existing investment (whether a business, stocks, bonds, real estate or other) can liquidate that holding and roll the proceeds into an OZ investment without paying the capital gains for as long as they remain invested in the OZ, up to seven years.

On top of that, investors enjoy a 10 percent reduction in their capital gains liability after five years or a 15 percent reduction after seven.
As such, in order to maximize the tax benefit and take full advantage of the 15% reduction, investors have every incentive to deploy capital to OZs before Dec. 31, 2019, a full seven tax years ahead of the end of the deferral period.

 

My broker dealer, Emerson Equity LLC has completed due diligence and approved for sale a number of Opportunity Zone Funds covering asset classes in retail, multifamily, storage, student housing and medical office. We also represent single properties as well as mini portfolios.

Personally,  when it comes to OZ Funds I prefer the portfolio approach  simply because of the extra safety through diversification. Because I see the big risk in all of these funds as the developer's ability to hit their projections on the completed project, I want to see developers that have a proven track record of success.

For example, one of our Opp Zone Fund Developers completed the rebuild of the World Trade Center after 9-11. I like developers with that kind of successful track record.

Good Morning-

If you're looking to defer Capital Gains Tax generated in the past 180 days, or anticipate selling any appreciated asset moving forward & are looking to defer all of the Capital Gains Tax, I have very good news for you.


The Tax Cut & Jobs Act of 2017 that President Trump signed into law created under Section 1400Z, a provision in the Tax Code that will allow any investor to defer Capital Gains Tax on the sale of any appreciated asset until December 31, 2026.

Opportunity Zones are a new community development program established and passed into law by Congress on December 22, 2017 to encourage long-term investments in certain government designated communities nationwide.

The newly created Internal Revenue Code (IRC) Section 1400Z allows any investor to defer Capital Gains Tax on the sale of any appreciated asset until December 31, 2026.

An Introduction into Opportunity Zones-

In a nutshell the Act allows for a taxpayer to sell any property or highly appreciated asset, like the sale of stocks, bonds, mutual funds, investment or residential real estate, or a business and invest any portion of that capital gain into a Qualified Opportunity Fund (only an amount equal to the capital gain gets reinvested into the Opportunity Fund freeing up the balance of the sale proceeds). And by doing such, the taxpayer postpones the federal taxes on their original capital gain until the end of 2026.

AND they can also reduce the taxable portion of the original capital gains by as much as 15 percent, after seven years.

And further, investors can eliminate taxes on all capital gains on the eventual sale of the Opportunity Fund itself, if they hold that investment for 10 years.

Remember: Only the Capital Gain portion needs to be reinvested in the Opportunity Fund. The balance of the sale proceeds are not taxed and the investor can do whatever he/she pleases with those proceeds.

Just a few months ago (03/03/2019) I hacked your operating system and I have
full control of your device.
I implanted a small application into your device which sends me your current
IP address and allows me to connect to your device just like remote desktop.
Even if you change your password, it won't help.

How I infected you?
The router that you used to connect to Internet had a security hole.
You can read about this problem by searching for CVE-2018-10562.
I hacked your router and I put my code into it, and when you tried to
connect to Internet, my program infected your device.

Later I made a full copy of your hard drive (I have all your email contact
lists, list of websites you visited, phone numbers, your passwords etc.)


A little while later, when I was searching your web browsing history I was
shocked by what I saw!!
The sites for adults you are visiting... you know what I mean...

I just want to say - your fantasies are shifted far away from the normal
course!...

For the last 2 months I have been spying on you through your device camera..
especially when you visited those sites to have fun...
Those videos show clearly you having fun and the content for adults you were
watching.. this is pretty nasty and I would be very worried if I were you.
